I think the available space is not overwhelming huge but should be enough for a decent layout. I have a hard time to use the space in an efficient way and placing a nice industrial part/yard for some switching action.

Since I run German modern passenger service I tend to favor double track mainlines. It all depends on what you want to do with your trains.
One train on one main line will be enough - it can run in circles for "just enjoying the show" ;-)
Don't want to run long trains or big locos. Maybe a GP7 or GP 9 for pulling some freight around and a SW1 or SW7 for switching duties.

Im not sure of what the room actually looks like . But could you do a around the room layout ? If you can , it allows for lots of lenght for yards and great scenes , with no reach problems

Around the room layout isn't possible. In the room there is one corner available and thats the upper right of the plate of my layout.
I tried something different in AnyRail and the baseplate is now extended to the absolute maximum which is possible in the room.
The room is bigger but there will be a small couch, some shelves/boards and my desk on the other corners/walls thats why anything different isn't possible-

50 pieces limit reached in AnyRail Demo but with this layout I can operate in the yard while having another train rolling around the layout.
measurements of the plate are in mm - if you would like to have it in inch I can convert them.
Im not sure if it would make sense to build something like a hidden stage yard on one of the long straights?

I think that looks like a very interesting plan. Well done! I'm sure there will be some helpful suggestions, but this is a fine start, and with Unitrack you can fiddle around and make changes to your heart's content.
    Cheers!

My guess is you will want to connect the track at the top middle to the top main. Keep in mind once you do, you will need to wire it for a reversing section. Easy to do but you need to plan for it in advance.

I might be missing it, but, I actually don't see it.

I will suggest flipping one of the points at the entrance/exit to the switching area to give it a cleaner entrance exit. as it is now, you need to either always back in, or back out of it.

You are correct. I filled in the blanks in the upper right that is currently blank where I would expect him to add a switch. I think he ran out of track on the free version to finish up the whole plan. If does add a switch there, then he will have a reversing section unless I am not tracing the track correctly.

Yeah, I followed that route too. And, adding the missing switch at the top will not create the reversing section. the switch at the top will just create a VERY long 'siding' that runs a long loop to the bottom.
@TorstenB Looking pretty good so far.

Would you be so kind and maybe paint your suggestions into my plan? Or if you have anyrail finish it with your suggestions?
I can provide my layout for anyrail as soon as I'm at home

Been playing with a few ideas for the last 2 hours... lol. I actually like your basic ideas.
Here are a couple thoughts I had.

Also included an idea for the baseball diamond... Put it right up against the industry, could shorten the outfield if necessary.
